The Challenge: A House Frozen in 1986
When we first stepped into this property, it was uninhabitable. Built in 1986 and untouched since, the home suffered from a leaking foundation, a failing roof, and stucco siding that allowed moisture to rot the exterior walls from the inside out. The floor plan was dark and cramped, the bathrooms were claimed by mold, and the furnace was dead.
COVID-Era Logistics: Executed in 2021, we navigated the height of supply chain disruptions. While other sites sat empty, our trade coordination ensured we never missed a day of progress, meeting a strict 5-week timeline for a total revival.
The "First-Pass" Reputation: In Ottawa, delays usually happen at the inspection stage. We have built a reputation with City Bylaw inspectors for technical accuracy. This project, despite its complexity, passed every inspection on the first attempt.

The goal was to reconfigure the dark layout into a bright, open-concept modern home while resolving every structural failure. We didn't just "renew" the surfaces; we re-engineered the home's ability to hold weight and breathe.

Structural Re-Engineering
Opening the floor plan concentrated the home's entire weight onto specific points. We worked with geotechnical engineers to reinforce the foundation slab and increase post sizes, ensuring the structural integrity far exceeded original 1986 standards.
Seamless Mechanicals
To maintain high, clean ceilings, we engineered a mechanical bypass behind bathroom walls. This hid all new plumbing, electrical, and HVAC lines, eliminating the need for unsightly bulkheads.
Waterproofing & Precision
We removed all old subflooring to achieve a perfectly level plane. Using the Schluter-Ditra system, we created waterproof, flush transitions between hardwood and tile, no transition strips required.
A Brand New Modern Home
Custom chef’s kitchen, luxury bathrooms, popcorn ceiling removal, and pot lights throughout. Every exterior wall was brought up to modern OBC requirements.

By resolving the structural and environmental issues properly, the property valuation jumped from $650k to $1.4M upon completion.
