The Vanier Bungalow Transformation
A comprehensive structural revival and legal SDU conversion of a neglected 1960s bungalow.
The Challenge
This Vanier property was in a state of severe decline following years of neglectful rental management. The residence suffered from a failing roof system, systemic mold growth within the bathrooms and wall cavities, and a compromised basement foundation. Most notably, the basement concrete slab was saturated with moisture and structurally uneven, rendering the lower level completely uninhabitable.
The objective was to perform a total environmental remediation and reconfigure the dark, cramped floor plan into a bright, code-compliant duplex to maximize the property's long-term asset value.
The "First-Pass" Standard: Despite the complexities of a legal secondary dwelling unit (SDU) conversion, our technical accuracy ensured that every City of Ottawa inspection was passed on the first attempt, eliminating the bureaucratic delays common in Vanier flips.

Engineering and Remediation
Slab and Mold Remediation
We rejected the standard practice of covering existing damage. Our team gutted all contaminated materials, performed professional mold remediation, and refinished the entire concrete slab. We implemented advanced waterproofing to guarantee a dry, healthy environment for the lifetime of the home.
Legal Unit Separation
To secure a legal duplex status, we installed Ontario Building Code-mandated fire-rated assemblies and sound separation between units. This included a total renewal of the electrical system to ensure safety and independent utility management for future tenants.
Structural Open Concept
We removed internal load-bearing walls on the main floor to eliminate the dark, compartmentalized layout. By engineering new support systems, we created a seamless flow that significantly enhanced the natural light and modern appeal of the primary unit.
The Results
The project included a complete roof replacement and exterior wall updates to meet modern energy and building codes, ensuring a maintenance-free exterior for the owner.
We installed high-traffic vinyl flooring throughout, accompanied by two custom-designed kitchens and contemporary bathrooms. The result is a premium aesthetic built for rental durability.
Operating on a constrained Vanier lot, we maintained strict site discipline. This included daily resets and strict adherence to municipal quiet hours to ensure respectful integration into the neighborhood.
